When you ask many real estate professionals what do you think is the most important thing to rank for, most will have the same answer of CITY Real Estate. Where city would be the current location where they are selling real estate. In theory you would think that would generate the most leads for you real estate business, but from a percentage standpoint targeting long tail keywords for your real estate business can actually generate more traffic to you website and increase your conversion rates.
Head – The head of real estate searches would be something like Real Estate, Realtor©, ect. A single word or short word that covers a very large topic that you are trying to target. The head receives hundreds of thousands if not millions of searches each month. The competition is enormous and ranking for the head is very difficult if not impossible for some small real estate professionals with little or no budget for marketing.
Body – The body of real estate searches would be something like CITY real estate, CITY homes for sale and where many real estate professionals think is the best place to be. If you live in a heavily populated city and your site is currently ranked #8, trying to increase that first page ranking to a #3 or #4 requires could require a lot of work by you or your marketing company. If you are not showing up on the 3rd page of the search results for these type of keywords then you need to revamp your marketing strategy and possible budget if you are out sourcing the work.
Tail - The tail of real estate searches would be longer with less searches per month per keyword, but will contain a larger amount of keyword searches then in the head or body. This is where the % is actually higher for keyword searches done each month to find your real estate website, only a handful in the head, maybe a dozen in the body and the rest will fall into the long tail end. People searching with long tail keywords are targeting a specific thing they are looking for, if your site ranks up towards the top you will see more traffic and if the site they come to is laid out properly you can see more conversions (leads).

The list can go on and on, just replace cityname and state with the area you live in and you now have a list of long tail keywords for your website. Most people do not realize how much traffic is in the long tail keyword search market vs. the head. Yes people searching for “real estate” is huge, but look at how hard it would be to try and rank your site for that specific keyword along with converting that traffic into a lead. The amount of time, money and effort to TRY and rank for that search term would be better spent in the long tail end of the search phrases. Their is less competition in the long tail keyword market and ranking for those keywords is much easier then trying to go for the very top.
Long tail keyword searches are very targeted and people are looking for specific information regarding their search. So if you were ranking well for “I want to sell my home in cityname state” that person will see your site and realize you are a local real estate agent/broker that can help them sell their home in that city and state. Do not overlook the importance of ranking for long tail real estate keywords as the market is very targeted and the competition slim compared to the head or body. Keep this in mind when writing content for your website, start targeting long tail keywords in your marketing plan to see an overall boost in how many leads your real estate website produces each month.
